If it's not on the portals, will anyone actually see it?+

Yes. Buyers on OFFE see it the day you go live, and you can share it yourself with anyone you like. Off market doesn't mean hidden. It means it isn't advertised through the traditional channels, so it doesn't come with the traditional terms.

What you give up is a portal campaign. What you get back is your timing, your conditions, and no sign on the lawn.

Do I have to do this on my own?+

No, and you don't have to decide that now. You can run it yourself, or have a licensed agent handle the negotiation with you, including agents already on OFFE who've agreed to work on flexible terms.

Plenty of people write their terms first and bring in help at the offer stage. That's a normal way to do it, not a fallback.

Am I dealing with an owner or an agent?+

Whichever it says on the listing. Every home on OFFE is labelled at the top of the card, before you click. Homes come from two places: owners listing directly, and agents with stock that isn't advertised yet.

It doesn't change your position either way. Any agent listing on OFFE has agreed to the flexible-terms model as a condition of being here, so the terms are still stated up front and you're still offering to them, not bidding into someone else's campaign.

What if I change my mind and don't want to sell?+

Then you don't sell. Listing on OFFE signals you're open to a conversation. It isn't a commitment, and it isn't an agency agreement. You can decline any offer for any reason, and nothing binds you until you sign a contract.

Nobody finds out you were asking.
