Choosing one is a condition of listing on OFFE, and they choose from a list. A place on it costs $200 a month, and nothing per settlement.

Before there's a buyer, not after. Every seller does this. It's how a listing goes live.

Step three

They sell

Directly with a buyer, or with an agent they've engaged themselves.

You settle it

Ordinary WA settlement work, with the seller as your client in the usual way.

You're chosen early, which is the part that's unusual. On a normal listing you're appointed after a contract is signed, in a hurry, often by whoever the agent happened to name. Here the seller picks you at the start and you know the work is coming weeks before the contract exists.

How we refer

A list, not a recommendation.

Sellers see who's available and choose. We don't rank you, we don't score you, and we don't tell anyone who to use.

We take nothing per referral, so we have no reason to prefer one of you over another, and no way to.

The seller is your client.

You're engaged by them directly, on your own terms and your own fee. We're not a party to it and we don't take a cut of what you charge.

Your fee is between you and them, as it would be on any other sale.

Per settlement referred to you

Nothing

No referral fee, no success fee, no percentage. The subscription is the whole arrangement.

One settlement a quarter covers the year. Everything after that is work you didn't have to win.

The one thing we ask

Where a seller has sold to a buyer introduced through OFFE, our fee of $2,500 + GST is payable at settlement out of the proceeds, the same as any other disbursement on the day.

The seller authorises this in writing when they list, and you'll have that authority on file before you're appointed. It's a standard direction to pay, it's disclosed to the seller from the outset, and there's nothing for you to collect or chase.

If a sale doesn't complete, nothing is payable. Our fee only exists where a property settles, and only where the buyer came from OFFE. If the seller found their buyer elsewhere, there is nothing to disburse to us.

What we don't do

We don't represent sellers. We're a marketplace. We don't negotiate, we don't appraise, and we don't sell anyone's home.
We don't do settlement work and we have no plans to. It isn't our licence and it isn't our business.
We don't take a share of your fee or ask you to discount it.
We don't send you a client and then contact them. Once they've chosen you, the relationship is yours.
