You're engaged directly by the seller. They're your client from that point.

The property comes to you warm. It's already listed, already had eyes on it, and often has buyers registered against it before you're appointed. You're not pitching at an appraisal against three others. The seller has come looking for you.

We show homeowners who's available and what each of you charges for an off-market listing. We don't rank you, score you, or tell anyone who to pick.

Which agent gets the call is the seller's decision alone.

Your rate is yours to set.

Publishing it is the condition of being on the list. An off-market listing is a different job (no advertising to buy, no campaign to run, often a buyer already interested), and most agents price it accordingly.

What you charge is between you and your client.

And it works the other way too. Every agent has stock that isn't ready for a portal: appraised, not launched, owners testing the water. Put it on OFFE and it costs you nothing. No listing fee, no subscription for that, no advertising spend. You keep the client and the relationship, and we don't contact them or represent them.

What you pay

To be on the list

$200 + GST / month

$220 including GST. Cancel whenever you like. Listing your own off-market stock is free and doesn't need a subscription.

On a listing you were referred

10% of your fee

Payable at settlement, out of a fee you've already been paid. Nothing is owed if you don't win the work, and nothing is owed before the property settles.

Ten per cent of your own fee means the referral scales with what you charge, not against it. Price an off-market listing at what it's worth to run and the referral moves with it.

The referral is payable on any listing introduced to you through OFFE, however and wherever the sale is eventually completed, including if the seller closes their OFFE listing and sells with you privately. The client is yours for life either way; we don't take a fee on anything you win from them afterwards.

What we don't do

  • We don't represent sellers. We're a marketplace, not an agency. We don't negotiate, we don't appraise, and we don't sell anyone's home.
  • We don't compete with you for listings. Sellers who want an agent are shown the list. That's the whole mechanism.
  • We don't contact your clients. Stock you put on OFFE stays yours, and so does the relationship.
  • We don't charge you to advertise. There is no campaign spend, no featured placement, and nothing to buy beyond the subscription.
