The OFFE app is coming. List on the web today.

OFFE · What it costs

Free to list. You pay if you sell.

One fee, at settlement, and only if your home sells to a buyer who found it on OFFE. Everything before that is free.

To list

Free

No listing fee, no subscription, no advertising spend. Nothing binds you until you sign a contract.

At settlement

$2,500 + GST

$2,750 including GST, paid from the proceeds of the sale. If your home doesn't sell, you pay nothing.

Once you've listed, you choose how to sell

Three ways. All of them are open to you on the same listing, and you can decide late.

One

Bring in an agent

You'd rather someone represented you for the whole sale. We give you a list of agents who take off-market listings, with the rate each one charges.

You choose. You engage them directly, and they're your agent from that point.

If you leave OFFE to sell with them, there's nothing to pay us.

You pay

The agent's fee

Plus $2,500 + GST at settlement if your buyer came from OFFE.

Two

An agent for the parts that need one

You run your own campaign, and bring in a registered agent for the bits that need a licence: the contract, and representing you in a negotiation.

They work alongside you in your OFFE chat. There's no agency agreement over your home.

A fixed fee, so you know it before you start.

You pay

$2,000

Plus $2,500 + GST at settlement.

Three

Do it yourself

You talk to buyers directly, decide what you'll accept, and manage it through to settlement.

You choose your own settlement agent from our list to handle the paperwork and the money.

No agent, and nothing to pay one.

You pay

$2,500 + GST

At settlement, and nothing else beyond your settlement agent's own fee.

How the fee is paid

When you list, you choose a settlement agent from our list. You'd need one for any sale, and this is simply when you pick.

At settlement they handle the money, as they would on any Perth sale. The $2,500 comes out of the proceeds alongside everything else being paid that day. There's no invoice to watch for and nothing to pay in advance.

Nothing is payable until a property actually settles. Not when you list, not when an offer arrives, not when you accept one. If a sale falls over, there is nothing to pay and nothing to get back.

What OFFE does, and what it doesn't

  • We give you a marketplace and a list. Your home, your terms, and buyers who offer to them directly.
  • We don't represent you. We're not your agent, we don't negotiate for you, and we don't sell your home.
  • We don't recommend anyone. Agents, brokers and settlement agents appear on a list. Which one you pick is yours to decide.
  • We don't appraise your home. You set your own price. What you find out is what buyers will offer.
  • Nothing binds you until you sign a contract with a buyer.

Write your terms and see who comes to them.

Free to list. You only pay if you sell.

All prices in Australian dollars. GST as marked. The $2,500 settlement fee applies when a property sells to a buyer introduced through OFFE.
